Project Details:  Carlile Architects was hired by Kankakee Community College to assess and address deficiencies in the Arts and Sciences Building, constructed in 2006. The building was experiencing significant facade issues including water infiltration, thermal envelope failures impacting occupant comfort, and structural deterioration. An investigation including destructive exploration, forensic testing, and hands on evaluation revealed incorrect original construction detailing and installation. Deficiencies included inadequate insulation, faulty window installation, and missing or incorrectly installed flashing. These deficiencies led to moisture intrusion and condensation, resulting in wet and damaged interior building finishes, facade deterioration that posed fall hazards and increased utility costs to maintain occupant comfort.

 

Carlile Architects designed and coordinated comprehensive repairs to extend facade servicability. The scope of repairs included replacing windows, improving and repairing envelope insulation systems, stabilizing concrete facade wall panels, and repairing interior finishes. Exterior concrete wall panels were patched, cleaned, and resealed, enhancing durability and thermal efficiency while extending the building’s service life.
